| Summary Description: Nakamozu is only 15 minutes from central Osaka. It is the largest Commuter Station in South Osaka consisting of 3 large train lines in a huge and rapidly developing residential area. There are also 2 large Universities close by. The neighborhood is very clean and has a large home ownership community. Most of the neighborhood consists of young professionals with families. Overall the area has a positive, progressive atmosphere. For such a popular area there are not too many English Schools and the school has enjoyed steady growth over the past 5 years. | ||||||||

All required equipment is in place. There are two comfortable, operating classrooms fully furnished with all fittings and fixtures in place, as well as a comfortable waiting room with sofa and table. Computer, HP printer/fax/copier/scanner, telephone, small refrigerator, vacuum, heater, fan, laminator, 2 x Toshiba Air Con units 2 x tables each with 4 chairs. 2 x fixed whiteboards |

| Facilities: We currently have two busy classrooms, with one full time and three part time members of staff. The school itself is a very well presented two bedroom apartment (2DK) on the first floor, above a hairdressers and an eye-clinic. There are many service-based businesses in the same building. | ||||||||
| Real Estate: No more than a minutes walk from the station, the school’s flags are visible from the train platform, making it easy to find. The rent is exceptionally low for the area. | ||||||||
| Competition: There is currently one other large English institution in the area. I don't believe that this other company is actually competition as we offer completely different service to our students. However, there is no doubt they simply add more to the mix of people wanting to study in the area, which is healthy. | ||||||||
| Growth & Expansion: Due to the nature of Nakamozu Station, the ability to build your student numbers is very real. Over the past five years, we have built the student body to a size that is financially rewarding. With some new effort, ideas and enthusiasm injected into the school, the potential growth will be very exciting for the new owner.

| Support & Training: Smith's Head office provides full initial and ongoing training. The present school owners would be more than happy to get you on your feet and settled into your new surroundings. | ||||||||
| Reason for selling: We have just found out that our third baby is due early next year and have decided to return home to be closer to family for the extra support we feel we will need. |
