Summary Description:
The school is located 5 minutes from JR Nagaokakyo station and 8 minutes from Hankyu Nagaoka-Tenjin, which are both just 10 minutes away from central Kyoto and half an hour’s ride away from downtown Osaka. Nagaoka itself is a pleasant, quiet city with hiking trails into the nearby mountains and temples on its doorstep. Both train stations are express stops that see a lot of commuter traffic, and there are a number of large companies based in the area. The school itself is located above a kindergarten and 30 seconds away from a convenience store on a sunny corner facing the road. In addition to the classroom, it comes with a dining/kitchen area and one Japanese-style tatami room, which can serve as a room for living, or as an additional classroom. For the majority of its time, it has served as a SOHO with the owner living comfortably in the premises.

Growth & Expansion:
With a combination of residents and office workers using the two train stations daily, the area offers a continual mix of potential new students. At the same time the school is well established in the area and has a good local reputation – friends and family members of students and former students are frequently signing up. Recently the school has been running on a reduced schedule to fit in with work commitments elsewhere, but prior to that it has a record of generating a monthly income of around 500,000 yen. In addition the school has never run a Kids program despite interest in the area, so that is another area of potential growth. Finally the spare tatami room could be adapted to create a second classroom, thereby increasing the schedule possibilities.

Reason for selling:
I have worked in the Smiths system for many happy years, and feel very satisfied with the opportunities is has afforded me. In that time, having complete control over my schedule has allowed me to work on other projects, including studying a Master’s degree in TESOL and writing materials for Cambridge University Press. Now I’d like to pursue the next step in my career, teaching at a university in Tokyo, which requires me to sell up and relocate. As I will still be based in Japan, I’d be happy to help the new owner in whatever way I can with the transition.
