Summary Description:
The school is located on the entire third floor of 3-story building about 2 minutes walking distance from Hankyu Kamishinjo Station.
It is located between the North and South exits of the station which sees a lot of pedestrian traffic making walk-in inquiries and trials occur regularly.
The apartment is 55.57 sq. meters.
The classroom is located in one small room leaving plenty of room for expansion in the future.
There are other rooms which could quickly be converted into classrooms or living areas.
Kamishinjo is located 15 minutes away from Umeda on the Hankyu Kyoto Line and 40 minutes from downtown Kyoto.
As of this summer all trains apart from the “Rapid” now stop in Kamishinjo.
The landlord is very friendly and operates a small popular restaurant on the 1st floor.

Competition: No major competitors in the area, some individual schools though no competitor as organized as ourselves.
Growth/Expansion: This school has plenty of room for expansion. Here are some options that immediately come to mind.
At the moment the school is only open 14 hours per week.
This is the schedule.Wednesdays 6-10pm, Fridays 6-10pm, Saturdays 1-7pmI purposely kept the schedule tight.
Sadly I turned away several students who could not fit within this schedule.
The reason for this is because I have run this school as an investment; I also currently operate 2 other schools in Osaka.This school can be run one of two ways:
1. Continue to be run as an investment with only 14 hours per week.
2. Increase the hours, continue local promotion and build the student body by gradually opening up additional evenings and afternoons.This school responds nicely to local promotion. I have had positive results from passing out flyers at neighboring stations.
The stations are very manageable and easy to target with flyers. Massive stations are sometimes more difficult.
The stations surrounding Kamishinjo can easily be targeted by one or two people working together and the response ratio has been very positive.
Also, there are several universities in the area which is reflected in the number of younger students at the school.In addition to flyers, we have a very strong presence on the Internet.
I have worked especially hard by building and investing in several sub pages on the Kamishinjo site thereby guaranteeing that Kamishinjo School makes up an overwhelming majority of the search results for any search done for an English school in Kamishinjo.
No other schools in the area come even close.
Support/Training: Smith’s Head Office provides full initial and ongoing training. I will also personally be available to answer questions and assist in the transition.
If desired, I can introduce flyer assistants in the area.
I will continue to live and operate two other schools in Osaka.
I have run this school “by the book” meaning that you are able to immediately implement the training you will receive at Smith’s into the classroom.
I have detailed files on all students, promotion, sales and correspondence with head office.

Reason for selling: The reason I am selling this school is because I have moved into a much larger commitment at another school in , Osaka. In July 2007 I took over ownership of Smith’s School of English Fuse in Higashi Osaka and this has begun to require more of my time.
I also currently operate Smith’s School of English Horie.
Continuing to operate the Kamishinjo School has begun to become logistically challenging.
The Horie and Fuse schools are about 20 minutes apart from each other while Kamishinjo is about 50 minutes away.
Due to the geographical challenge I am simply not available to fully take advantage of the opportunity in Kamishinjo therefore I feel that this school is a good opportunity for a motivated individual to focus on and build.When sold I do intend to open another school closer to my other Fuse and Horie schools.
More Information: I took over ownership of this school in April 2006. I saw an opportunity to build a nice investment in a very easily managed school.
As I mentioned earlier I maintained a very tight schedule for the very fact that this was an investment and not my sole focus.
I did flyer promotion work strategically when I wanted to increase the student body then backed off when the schedule became full. The school has always responded nicely to flyer promotion.
I highly recommend targeting neighboring stations on the Hankyu Kyoto Line and I am more than willing to share my advice on locations, times and strategies for achieving results.

I have built a nice base at the school which a new owner can continue to build on.
