Summary Description:
The Smith's Fukushima Franchise was one of the very first to open in central Osaka. The original school premises was an 8-minute walk from JR Loop Line Fukushima Station as well as near the JR Tozai and Hanshin Stations, and given its positioning, a lot of people watched with interest how this new start-up grew into the profitable business that exists today.

Fukushima opened in February, 2000 with a small classroom apartment. It produced a positive cash flow in five months, returned the initial investment in just nine and went on to tally up 9 million yen in sales in its first two years of operation.

These early successes encouraged further confidence in the area so the classroom was moved into its present location of a 25-square-meter, street-level store front in the spring of 2003. The rental contract for this shop transfers smoothly and the 1.2 million yen key money invested is included in the sales price and remains as asset value to the new owner. This store is strategically located since many new office buildings and high-rise condominiums have been opening in the area.

The school grew by introducing kids classes into the business, and the franchise has been running smoothly between 6.0 and 6.7 million yen a year in sales and returning a comfortable 3.3 to 3.9 million yen net annually ever since 2004. In September, 2005 the room was completely renovated including new furniture, updated curriculum, a modernized restroom and a 200V breaker. A small office space was created for the owner or teachers to work at and a massive, self-cleaning air conditioner was installed. In addition, the schedule has been streamlined in a way that allows the new owner the easy option to continue or discontinue kid's classes.

Given all these benefits, I imagine some of you may wonder why I didn't build the school even bigger. Call me lazy if you like but I am very happy with it as it is. I enjoy opening schools and taking them up to a certain level. I originally owned the Smith's School in Koshien which I built from the ground up and sold back in September, 2005 to a great guy who is still doing very well over there. Once I sell this Fukushima school, I plan to buy a new Smith's Franchise out in Eastern Kobe and start the whole process again much nearer to my Kotoen Franchise.
