Everything is of a high standard and in excellent condition.
Facilities: The Kotoen School is fully furnished and consists of 2 classrooms, a kitchen, bathroom, toilet, front garden, and back balcony. It has its own private entrance and parking space. The furniture is all of a high quality and in traditional taste. It has a Laura Ashley feel to it. The floors are carpeted; each classroom has a tasteful dining set of table and 4 comfortable chairs. They both have TV/video sets and cabinets, Laura Ashley curtains, high quality pictures on the walls and bookcases with a school library of over 100 'Graded Readers' English books and over 100 videos and DVD's of movies in English. This is a free service to students who want to study at home.
Real Estate: Our school is in a small, smart apartment block 5 minutes pleasant walk from Kotoen station (about 20 minutes by train from the centre of Osaka). The school is situated in a prestigious university town and is in a quiet, prosperous area. It has a huge catchments area, especially as many people are looking for small personal schools, with good reputations, run by owner/teachers. The owner has accepted that the occupants registered on rent contract may be changed at no expense to the new owner. The perpetual status of the rent contract is a major benefit of the Smith’s franchise system and a tremendous saving to the incoming and outgoing private owners.
Equipment: We employ both the Smith's curriculum and the Smith’s coaching method, which are specifically composed to help Japanese people speak English and facilitate easy passing over of the coaching responsibility to the new owner. Just do as trained by Smith’s and care for your students and you should be fine.
Employees: Our turnover throughout 2006 averaged out at Y900.000 a month. We currently work daytime only with the schedule split amongst the two current owners. So, for an energetic person, who would like to increase income, the scope is considerable.

The school would be suitable to be run (A) as a partnership with both partners teaching, as in our case. Alternatively the school could be run by (B) one owner/teacher or indeed by (C) one owner who chooses not to teach.

If the managerial decision of setting hours per week were made by Smith’s staff:
A) No additional teacher salary required as owners handle all classes personally.
B) A possible part time teacher schedule would consist of 22 hours a week. At 1.562/hour this would equate to an average monthly expense of 137.000
C) A possible schedule for 2 or more part time teachers would include a total of 52 hours a week covering all classes. At 1.562/hour this would equate to an average monthly expense of 325.000.
Scheduled Hours: Open hours may be increased or decreased if the new owner desires. At this time we do not operate the normal Smith’s schedule. Smith’s schedules usually land open somewhere between 1:00pm and 10:00pm. We did not want to work nights and so under agreement with Smith’s piloted a “morning” school. We did well and as a result all of our lessons are between 10:30am and 6:30 pm. We do not open the school Mondays at all.
Competition: All the major competitors are in the area; however there is no doubt they simply add more to the mix of people wanting to study. Our prices and system are very competitive.
Growth/Expansion: We didn't try very hard to get new students, we more or less waited for them to come to us, so for someone willing to put in the extra hours and encourage more students to join, the potential is considerable. All the hard work of building the school, establishing trust and confidence, gaining status within the community has been done. All the new owner has to do is to keep that trust and confidence by fair trading and spend his/her energies on increasing income. Or, on the other hand, if the new owner/teacher wants to take a more relaxed approach, then this is the ideal way to do it!

We believe that this is a great opportunity to buy a high quality school in a fascinating country at a realistic price.
Support/Training: Smith's Head office provides full initial and ongoing training.
Reason for selling: This school was started and has been run by two English women since April 2003. It is only due to two seriously bad backs (for differing reasons), that we are forced to sell our school and retire early. We are very, very sorry to be leaving our school and Japan. We have enjoyed every day of our stay here and leave Japan, and our Japanese friends, with sorrow. But, on the up side, it does give a very good opportunity for another owner/teacher to come into our school and continue with the benefits of all our efforts.
